How payment typically works at a Vietnam new launch
According to distribution agents (Sept 2026), Palm River takes a VND 100 million booking per unit, about 10% to sign the purchase contract, and offers bank loans of up to ~75% with interest support. Below is the structure commonly used at new apartment launches in HCMC, so you can picture the cash flow:
- Priority registration (now)
Free and non-binding. You receive the original price list and an early unit-selection slot when the launch is announced.
- Booking deposit
Commonly VND 50–100 million per slot, refundable if you don’t find a unit you like (exact refund terms follow each phase’s published policy).
- Deposit contract
Once your unit is confirmed, a deposit of roughly 10–15% of the unit price is typically due within days.
- SPA & progressive installments
Installments follow construction progress. Under current regulations, developers may collect at most 70% before handover (95% before the ownership certificate).
- Handover & pink book
The balance is paid at handover; the final ~5% is usually held until the pink book (ownership certificate) is issued.

I live overseas — can I join the launch remotely?
Yes. Registration, price list delivery and reservations are handled over WhatsApp/Zalo, and payments are made by bank transfer. Some signing steps can be done by power of attorney or scheduled around a trip to Vietnam — Happy Land will walk you through your specific case in English.
What already exists at Palm City while I wait?
Palm City is an operating township: Palm Residence and Palm Heights are lived in, The American School (TAS) runs inside the township, and nearly 3 km of riverside park is complete. You can book a site visit with Happy Land before the launch.
